Four professional methods dominate bed bug work, and the price gaps between them are large enough that choosing the method is the single biggest cost decision you will make. The table below uses the same cost model as our calculator, so the numbers you see here match the estimate you get there.

Chemical (insecticide) treatment — $350–650 per room

Chemical treatment is what most exterminators quote first: residual insecticides applied to mattress seams, box springs, baseboards and furniture. A legitimate chemical job is almost never a single spray — the standard course is two to three visits spaced 10–14 days apart, timed so the follow-up catches nymphs hatching from eggs the first pass could not kill. Published protocols make that explicit: Pest Me Off in McKinney, TX lists its standard two-visit protocol from $599 and a three-visit protocol for severe cases from $899.

Here is where the published guides and reality part ways. Angi and HomeAdvisor both put whole-house chemical treatment at $1,000–4,000 with a $2,500 average. But across the 16 real chemical jobs in our quote set, the median is about $1,200 — and roughly $1,000 for quotes from 2023 onward. Thumbtack, the one aggregator whose figures come from actual platform bookings rather than editorial estimates, shows a typical job at $296–740 (average $474 for one infested bed) — much closer to what homeowners actually report. Per-room figures across the guides span $150–775 depending on who you read (Angi $200–400, HomeAdvisor $300–650, This Old House $150–400, Forbes $300–500); our model uses $350–650 per room for a full course. If a chemical quote lands far above $2,500 for an average-sized home, ask exactly what is driving it.

Heat treatment — $1,000–1,500 per room, $2,500–4,000 whole home

Heat treatment raises the treated space to lethal temperature for several hours and kills every life stage — including eggs — in a single 6–8 hour visit, with no pesticides. It is also where published guides mislead the most. HomeGuide, Angi, HomeAdvisor and Forbes all print $1–3 per square foot, which suggests an 800 sq ft apartment should cost $800–2,400. Real quotes say otherwise: a homeowner was quoted $1,600 for heat treatment in 2025, and a commenter in the same thread paid $1,800 for a one-bedroom apartment. Across 24 real heat jobs in our dataset, the median is about $2,200, with the middle half falling between $1,500 and $2,750. The reason is a high fixed minimum — generators, heaters, sensors and a crew for most of a day — so per-square-foot math breaks down on smaller spaces. The four per-room heat quotes in our set have a median near $1,100, and the three from 2023 onward all landed at $1,000–1,200.

Heat’s weakness is the flip side of its strength: it leaves no residual protection, so bugs that survive in a cool pocket — or hitchhike back in — restart the infestation, and a second treatment usually means a second full payment. Steam and Cryonite — $300–800 per room

Steam (and its freezing cousin, Cryonite) is a chemical-free spot treatment for mattresses, upholstered furniture and cracks. Guides price steam at $2–7.50 per square foot and freezing at $3–6. In practice it is rarely a standalone fix — most operators pair it with a chemical follow-up, which is how our model treats it at $300–800 per room.

Structural fumigation — $1–2 per sq ft, roughly $2,000 minimum

Structural fumigation means tenting the entire building and filling it with Vikane (sulfuryl fluoride) gas — the only method that penetrates every wall void at once. You will be out of the home for two to three nights. The big guides print $4–8 per square foot, which would mean $8,000–16,000 for a 2,000 sq ft house; real tented bed bug jobs in our quote set came in far lower, with a median around $2,400 and a typical range of $2,000–4,000. Our model uses $1–2 per square foot with a roughly $2,000 minimum — calibrated to those real tent quotes rather than to the $4–8 per sq ft the guides publish, which mostly describes termite tenting. And to clear up a common confusion: foggers and “bug bombs” are not fumigation and do not work the same way. Before any of it: the inspection

A visual inspection runs $0–150 — many operators charge nothing, and the published guides quote $50–225 — and the fee is often credited toward treatment; canine (K9) inspections are advertised at $300–600 by the guides, but homeowner-reported prices run $100–350. Below roughly 1,500 sq ft, fixed minimums — the truck, the crew, the equipment — set the price, which is why a studio heat job does not cost half of what a two-bedroom costs. Above that, square footage starts doing real work.

Chemical figures cover a complete 2–3 visit course. Above roughly 1,500 sq ft our model switches to square footage: $1.00–1.50 per sq ft for chemical, $1.50–2.00 for heat — the 3,000+ sq ft row is that calculation, not an observed range, because our quote set contains only two whole-home jobs above $5,000 (an $8,000 heat job and a $15,000 national-brand quote on 3,100 sq ft), both outliers rather than a band. Real quotes track these bands closely. A homeowner with a 2,100 sq ft four-bedroom townhouse was quoted $3,000 for whole-home heat (2025), and 2025 heat quotes on 2,000–2,500 sq ft homes in our dataset came in at $3,000–3,500. Chemical courses on comparable houses ran $1,500–2,000. The low end is real too — an exterminator active in the r/Bedbugs community posts $800 for a whole-house chemical treatment with a guarantee (2024) — but those rates live mostly in the Midwest and South, where our state index sits around 0.85 versus 1.3–1.35 for California and New York. Cost by infestation severity

Severity is the multiplier homeowners underestimate. The cost guides agree on the broad bands — mild cases run $100–1,000, moderate $1,000–2,500, severe $3,500–6,200, with extreme whole-house cases quoted as high as $24,500–25,000 at the very top of the Fixr and Today’s Homeowner ranges — but the mechanics behind those bands matter more than the labels.

Dollar bands: consensus of the major cost guides (Angi puts mild cases at $100–1,000, This Old House puts severe at $3,500–5,000, Angi and HomeAdvisor top out at $6,200). Multipliers are ours, identical to the calculator: light ×0.7, moderate ×1.0, severe ×1.6 — except fumigation, which is priced per square foot, so severity does not multiply it.

For chemical treatment, severity means more visits: a light case may resolve in two, an entrenched one takes four or more, and each extra visit bills at roughly $415–625 (Angi). For heat, severity raises the stakes rather than the visit count — a severe, cluttered infestation is exactly the scenario where one pass misses a pocket, and a failed heat treatment usually means paying the full price again. That is not hypothetical: one homeowner paid $2,200 per heat treatment three times before the infestation was gone (2021).

Under-treating is the expensive mistake. A homeowner paid $450 for a chemical treatment that failed, then $2,300 for the heat treatment that finished the job (2022) — $2,750 total for what a correctly scoped first treatment would have done for less. If you catch an infestation early, say so when you call: light cases genuinely price lower (our calculator applies ×0.7), but only if the operator scopes the job honestly.

Bed bug treatment cost in an apartment

Apartments have two price realities, and which one you face depends on who is paying. If you hire directly, a studio or one-bedroom runs $800–1,500 for a chemical course and $1,600–2,500 for heat. If your landlord’s pest contractor handles it, the per-unit rate is dramatically lower — building contracts are wholesale.

Real one-bedroom chemical quotes in our set run wider than that band — $400 to $1,200 — because how many rooms actually get treated varies from unit to unit.

Direct-hire figures are the model’s unit-level base rates; the calculator prices chemical room by room at $350–650, so a one- or two-room job comes out lower. Landlord per-unit rates from tenant and landlord reports: $250 (2023) and $515 (2024); our model carries $250–515 per unit for building contracts.

The paper trail backs the gap. A tenant reported a $250 landlord-rate treatment for an apartment (2023); a Pennsylvania landlord deducted a $515 treatment from a tenant’s rent (2024); and a property manager in Charlottesville, VA stated flatly that “$2,200 per apartment is what it costs us” for heat (2025). When Orkin quoted a Pennsylvania landlord, the rate was $500 per room including three treatments (2024). At the extreme low end, a Brooklyn operator listed on Thumbtack charges $200 for the first room and $75 for each additional room — about $425 for a two-bedroom apartment.

Two apartment-specific catches. First, who pays is a legal question before it is a pricing question: landlord-tenant rules on pest remediation differ by state and city, so check yours before you spend $1,500 of your own money — and if the company that shows up offers to look for free, read our guide to free bed bug inspections first, because that visit is how the treatment gets sold. Second, heat is not always available: operators have declined heat treatment in buildings with concrete walls, which sink heat faster than the equipment can supply it — in those buildings the realistic options are chemical or steam, and adjacent units should be inspected either way, because bugs travel through wall voids.

How much do exterminators charge for bed bugs?

Short answer: $145–225 per hour when billed hourly (Thumbtack platform data, $175 average), $300–1,200 for a one-time visit (HomeGuide; HomeAdvisor puts a single comprehensive visit at $750–950), and $296–740 for a typical single-bed chemical job. Editorial averages disagree wildly — Forbes says $900, Fixr $1,000 (from 2022), Angi and HomeAdvisor both $2,500 (they share a database) — which is exactly why we anchor to quotes and published price lists instead of averages.

Very few companies publish bed bug prices at all. Across 615 Florida pest control company websites we saved and searched, 279 — about 45% — mention bed bug work, yet only four published an actual bed bug price anywhere on the site. The ones that do publish are useful calibration points:

Orkin and Terminix do not publish bed bug prices — every figure attached to them comes from third parties or customer reports — and reported quotes consistently run 1.5–3 times what local independents charge for the same work. DIY bed bug treatment cost vs hiring a pro

The DIY aisle is cheap: a pesticide kit runs $40–60 (Forbes) and a broader kit-plus- diatomaceous-earth approach $40–150. Mattress and box-spring encasements — worth buying in almost every scenario, DIY or professional — run $20–130 per bed. DIY heat is the serious end of self-treatment: rental heaters run $199 per day (a Wisconsin operator’s published rate) up to $499 per day for a Florida package sized for homes under 1,200 sq ft, with delivery from $100; packaged DIY heat systems sell for around $1,300 and cover roughly 200 sq ft per pass.

The honest case for DIY is a very light, very early infestation in a single room: bagging and hot-drying fabrics, encasing the mattress, vacuuming, interceptor cups and careful follow-up can genuinely end a just-arrived problem for under $150. The honest case against it is everything else. Store-bought pyrethroid sprays face widespread resistance, eggs survive most surface treatments, and every month an infestation spreads moves you into a higher professional bracket — from a $350–650 single-room job toward a $2,500–4,000 whole-home one.
